Got questions before reaching out? That’s smart — you’re about to make a decision about your house, and you deserve real answers, not a sales pitch. Below are the questions we hear most often from homeowners in [service area], answered honestly. If yours isn’t here, reach out directly and we’ll answer it ourselves — no call center, no scripts.

Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We’re not agents, and we don’t list houses. Here at Property 59, we are professional home buyers: We buy houses Marysville that meet our purchasing criteria, and we don’t use bank financing so you don’t have to worry about our ability to close on a deal. After purchasing, we may repair the house and resell it to another homeowner or keep it as a rental ourselves.

Q:  How are you different from a real estate agent?
A: Real estate agents list your house and wait for a buyer to come along — that’s the nature of the business. It’s a great option if you can wait months to sell and don’t mind paying 3–6% in commission when you do. We’re not agents, though — we’re the buyer. We look at your house, usually have a cash offer back to you within 24 hours, and can close in as little as 7 to 14 days if that timeline works for you.

Looking for this to be broken down further? Here’s a comparison chart to give an overview:

*An inspection or financing contingency means the buyer can back out — or renegotiate the price — if a problem turns up or their loan falls through. We skip both, since we buy as-is with cash.

Q:  Do you pay fair prices for properties?
A:  We factor in the property’s condition, what repairs are needed, and what similar houses in and around your house have sold for. We’re a business, so we do need to make a profit when we resell or rent the property — but we’re not trying to lowball you either. Most sellers tell us the speed and certainty mattered more to them than squeezing out every last dollar.

Q:  Are there any fees or commissions to work with you?
A: No. That’s the biggest difference between selling to us and listing traditionally — where up to 14% of your sale price can go to commissions and closing costs, we charge nothing. We make our money after we buy the house, fix it up, and resell it. Once you sell to us, you walk away with cash and zero further responsibility for the property.

Q: What does buying it AS-IS mean?

That means exactly what it sounds like — you don’t fix a thing before we buy it. Fire damage, water damage, mold, foundation issues, an outdated kitchen, a roof that needs replacing, years of stuff left behind — we’ve bought houses in all of these conditions. You don’t need to clean it out, make repairs, or even mow the lawn before closing. We handle all of that after the sale is final.

Q: Will there be inspections?

A: We will look at the house and make you an offer based off the condition of the house. I am not an “inspector” Just a normal guy who has bought multiple houses (so I do know what I’m looking at/for) But, there is no intimidating inspector process that you will have to undergo. And, even if we do find issues with the property, we will make you an offer.

Q:  Is there any obligation when I submit my information?

A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. We’ll let you decide what’s right for you.

Q: Do you buy houses with tenants still living in them?

A: Yes. We buy occupied rental properties all the time, and it doesn’t have to be complicated. If your tenants are staying, we can take over the lease as-is. If you’d rather they not be part of the sale, we can also work with you on timing so you’re not stuck managing that conversation alone. Either way, you don’t have to wait for a lease to end or deal with an eviction before selling.

Q: What if I still owe more on my mortgage than the house is worth?

A: This comes up more than people expect, and it’s not a dealbreaker. We can often still make an offer work, even in situations where the mortgage balance is close to or above what the house would sell for. We’ll walk through the numbers with you honestly — if a short sale or another option makes more sense for your situation, we’ll tell you that too. Our goal is to find you a way out, not just make a sale.

Q: Can I still sell if the house has a lien or unpaid taxes on it?

A: In most cases, yes. Liens and back taxes get resolved at closing out of the sale proceeds, the same way they would in any home sale — they just come off the top before you receive the rest. We’ve worked through plenty of these situations before, so if you’re not sure where you stand, give us a call and we’ll help you figure it out before you commit to anything.

Q: What if I decide not to sell after getting an offer?

A: That’s completely fine, and it happens. Getting an offer from us doesn’t commit you to anything. Some homeowners just want to know what their house is worth before deciding what to do next, and that’s a totally valid reason to reach out. There’s no pressure and no follow-up calls trying to change your mind.

Q: Does it cost anything to find out what you’d offer?

A: No. Getting an offer from us is always free, with zero obligation. We’ll never ask for money, and there’s no catch — you can walk away at any point in the process without owing us anything.

Q: I inherited a house and it’s still in probate — can you buy it before that’s finished?

A: Sometimes, depending on where things stand in the process. We’ve worked with families going through probate before, and we can often start the conversation and get you an offer while things are still moving through the courts, so you’re not stuck waiting to figure out your options. Every state and situation is a little different, so it’s worth a call to talk through where you’re at.

Q: Can I stay in the house for a bit after closing?

A: In some cases, yes. If you need extra time to move — whether that’s a few days or a few weeks — let us know upfront and we’ll see what we can work out. We’d rather build a closing timeline that actually works for you than force a date that adds more stress to an already hard situation.

Q: Do you buy mobile homes, land, or multi-family properties, or just single-family houses?

A: We primarily focus on single-family houses, but we do look at other property types on a case-by-case basis, including small multi-family properties. If you’re not sure whether your property is a fit, just reach out — it costs nothing to ask, and we’d rather tell you honestly than waste your time.
